A homeowner asks ChatGPT:

“Who is the best listing agent in my community?”

Your name appears.

Not as an advertisement. Not on page three of Google. Not buried in a directory with 200 other agents.

You are the answer.

That is rapidly becoming one of the most valuable positions in real estate marketing.

It has also created an entirely new category of companies promising to influence what ChatGPT, Gemini, Perplexity and other AI platforms say about agents and businesses.

Some of these companies provide legitimate, useful services:

- Correcting inconsistent business information
- Monitoring AI recommendations
- Improving websites and structured data
- Developing genuinely helpful content
- Identifying the sources AI platforms currently cite

Those services can be valuable.

The concern begins when paid promotions are designed to look like independent consumer recommendations.

The shortcut some marketers are selling

A growing number of firms offer variations of the same strategy:

They monitor Reddit, forums and question-and-answer sites. They find conversations where consumers are asking for recommendations. They then place brand mentions, comments or endorsements intended to appear like ordinary participation.

The theory is simple.

If enough conversations recommend a business, those conversations may rank in Google and eventually influence AI-generated answers.

Could that occasionally work?

Yes.

Should a real estate agent build a professional reputation on it?

We would not.

An undisclosed recommendation is not authority

Consumers place enormous value on recommendations because they believe the person making the recommendation has no hidden financial motive.

If an apparent consumer recommendation was written, purchased or placed on behalf of the agent, that is advertising—not independent word-of-mouth.

The distinction matters.

The Federal Trade Commission requires material relationships behind endorsements to be disclosed. Reddit requires authentic participation and prohibits spam and content manipulation. Google also warns against using automation or scaled content primarily to manipulate rankings or generative AI responses.

Whether a particular campaign violates a rule or law depends on exactly how it is executed and disclosed. But every agent should ask a more immediate question:

What happens when a prospective seller discovers that the people recommending me were not actually my clients?

Your reputation is too valuable to gamble on an answer you cannot control.

Don’t build on land you don’t own

Even if the promotion produces temporary visibility, the agent does not control the platform.

The post can be removed.

The account can be suspended.

The forum can change its rules.

Google can stop ranking the page.

The AI platform can change the sources it prefers.

In August 2026, one AI-visibility research firm reported that Reddit’s share of ChatGPT Search citations fell approximately 86% over several days. The researchers appropriately described the result as provisional, but the lesson is still clear:

A platform that appears dominant today can lose much of its influence tomorrow.

Don’t build on land you don’t own.

How AI actually evaluates an agent

There is no single website or secret database that decides who the top agent is.

When an AI platform searches the web, it may cross-reference:

- Google Business Profile and Google Maps
- Bing Places and business directories
- The agent’s website
- Zillow, Realtor.com and other real estate portals
- Current and sold listings
- Client reviews
- Local publications and news coverage
- YouTube descriptions and transcripts
- Facebook, LinkedIn and Instagram
- Reddit and other forums
- Consistency across all these sources

Official OpenAI documentation confirms that web-enabled answers can search current information and generate citations to the pages used. The complete source mix can include more URLs than those displayed in the final response.

This means an AI recommendation is not necessarily a ranking. It is a conclusion assembled from available evidence.

Machines don’t trust you. They triangulate you.

If your website says you are the leading luxury agent, AI looks for outside evidence.

Do your listings support the claim?

Do your reviews mention luxury sellers?

Do your profiles identify the same markets?

Have credible publications quoted you?

Are your name, brokerage, phone number and website consistent?

Do you publish useful information about the communities you claim to serve?

AI authority is built when multiple sources tell the same credible story.

Your 7-Day AI Authority Sprint

Do not merely read this article. Complete the work.

Day 1: Record your baseline

- [ ] Write 10 questions a prospective seller might ask an AI platform.
- [ ] Run them through ChatGPT Search, Gemini, Perplexity and Google AI Mode.
- [ ] Record which agents appear and every source cited.
- [ ] Save screenshots of the results.

Use questions such as:

- Who is the best listing agent in my community?
- Who sells the most homes in my neighborhood?
- Who should list a luxury home in my city?
- Which local agent has the best seller reviews?
- Who provides the best real estate market updates in my area?

Day 2: Fix your identity

- [ ] Decide on one exact professional name.
- [ ] Confirm the same brokerage, phone number, website and service areas everywhere.
- [ ] Find and correct duplicate or outdated profiles.
- [ ] Make sure your website clearly identifies the person or team behind the business.

Day 3: Strengthen your local profiles

- [ ] Complete every section of your Google Business Profile.
- [ ] Update Bing Places, Apple Maps, Zillow and Realtor.com.
- [ ] Add current photographs and services.
- [ ] Confirm that your categories and service areas are accurate.

Day 4: Publish proof

- [ ] Create one detailed seller case study.
- [ ] Show the challenge, strategy, marketing, negotiation and result.
- [ ] Publish relevant listings and sales when permitted.
- [ ] Replace unsupported superlatives with measurable evidence.

Day 5: Build genuine reviews

- [ ] Ask five recent clients for honest reviews.
- [ ] Do not script what they should say.
- [ ] Make it easy by sending direct review links.
- [ ] Respond professionally to every new review.

Day 6: Demonstrate community expertise

- [ ] Answer one important neighborhood-level question.
- [ ] Publish the answer as an article or video.
- [ ] Include original observations, local facts and useful advice.
- [ ] Add a transcript if it is a video or podcast.

Day 7: Measure again

- [ ] Repeat your original 10 AI searches.
- [ ] Record any changes in sources or recommendations.
- [ ] Identify your three largest authority gaps.
- [ ] Schedule a monthly AI-visibility audit.

The real opportunity

Traditional SEO fought for the click.

AI search increasingly fights for the recommendation.

But the agents who win will not be those who manufacture the most mentions. They will be the agents whose identity, expertise, reviews, transaction history and community authority are impossible to misunderstand.

You do not need to manipulate what AI says.

You need to give AI enough credible evidence to tell the truth.
