You're building your mansion on land you don't own

We've said this for two decades. Never build your mansion on land you don't own — because when the landlord wants the land back, they take the mansion with it.

We owned condos on a land lease in Laguna Beach. Hundred-year lease, looked fine on paper. Then the families who inherited the land started debating whether to renew. At about 30-40 years left, the units became unlendable. Paid-off, million-dollar condos, depreciating to nothing — not because of the market, but because of land we never actually owned.

That's what Instagram, YouTube, and Facebook are. You're the condo owner. They're the landlord. They can change the rules tomorrow without telling you, and they do.

What YouTube and Instagram just did

YouTube changed its algorithm last month without an announcement. AI-generated content flooded the platform, and YouTube responded by hiding videos that don't pull attention inside 10 seconds — especially reels. Agents who hired editors, fixed their lighting, built their reel formula, and posted on a clean schedule woke up to find their videos invisible. Not deleted. Just unfindable, even to their own subscribers.

Instagram followed. Two weeks ago they started removing followers they flag as "unengaged bots." If you spent years building a following, a chunk of it just disappeared. Land you don't own.

Here's the part the YouTube gurus won't tell you. YouTube doesn't care whether content is AI or human. They care whether it gets watched. The "do five reels a day" formula those coaches sell? That's the exact pattern the new algorithm now penalizes — because the platform is looking for unique perspectives, not formulaic repetition of what 100 other agents are doing.

The lead source confusion that costs you everything

Here's the mistake almost every agent makes. You get a DM on Instagram. Hi, we're thinking about selling our house. You credit Instagram for the lead.

That lead didn't come from Instagram. It came from Betty down the street, who referred them to you, who then looked you up on Instagram and sent the message because that's where your contact info lives. Instagram is the new white pages — useful as a directory, useless as a lead source.

Once you internalize that, everything changes. You stop trying to win the algorithm. You start using social as the modern phone book — same logo across platforms, same banner, same contact info, consistent so the referral can actually find you.

What social media should be in 2026

Set it up. Keep it consistent. Post your open houses, your closings, your community involvement. Let AI generate the content if you want — that's fine. But understand what you're doing and what you're not doing.

You're not generating leads. You're letting referrals confirm you exist. That's the entire job.

If you want to put personality on a public profile, fine. Coach the T-ball team, post the photo. But keep your real private life on an actual private page, not a business page. Your business page exists for one purpose — for the person Betty referred to confirm you're a real working agent.

Rich vs famous — pick one

Here's the question that decides where your time goes next. Would you rather be rich or famous?

Rich, by the only useful definition: where your money works for you and you no longer have to work for your money.

Most agents who answer "rich" are spending their actual time chasing famous. Trying to be the influencer. Trying to be the mayor of their town through digital reach. Believing the elegant lie that one viral reel will change everything.

The sunk cost fallacy is doing the rest. I've already spent two years on this. I've already paid the video editor. I've already built 18,000 followers. I can't quit now. That's the same logic that keeps you driving the buyer who's seen 50 houses around for one more weekend.

Quit it. The cost is already sunk. The question is what you do with tomorrow.

Where to actually spend your energy

The land you own is your database. Your sphere. Your past clients. Your relationships. Your ability to walk into a community, an open house, a gym, a coffee shop, and have a real conversation that ends with a contact in your phone.

AI is about to handle every grunt-work task in this business — CMAs, follow-up videos, market reports, database updates, transaction coordination, content production. That's a blessing. It hands you back the only hours that actually produce listings: the ones you spend with humans, voice-to-voice and face-to-face.

Old school is the new school because AI can't touch it. The agents who quietly drop the influencer fantasy and put their best energies into real relationships are the ones building real income — the kind that compounds because every closed client becomes a referral source, not because an algorithm decided to be kind that week.

Pick the land you own. Build there.
