It's Friday, which means we talk about whatever we want.
And what Tim wanted to talk about — what he can't stop talking about — is AI.
Not the "AI as a tool in your toolbox" version that most people are still imagining.
The full integration version. The one that's already happening whether you've opted in or not.
This week's show went deep on where AI is headed, why humanoid robots are closer than you think, and — most importantly — how one idea Tim has been sitting on could completely transform the listing experience for sellers, agents, and brokers alike.
He's calling it the Listing Butler.
You've Already Been Integrated. You Just Don't Know It.
Here's the debate that sparked the episode.
On Powerhouse Talk — our sister podcast, five to six hosts, same energy, different conversations — one of the hosts said it's going to take a long time for AI to fully integrate into everyday life.
Tim disagreed. Loudly.
His point: the decision of whether AI enters your life has already been made for you. You didn't opt in. It just arrived.
Julie's proof: her iPhone flagged a call from a known writer friend as a potential scam because the number wasn't saved yet. AI made a judgment call — without being asked.
Later, while browsing online for something for Zoe, an AI icon surfaced unprompted and offered 17 alternative vendors before she'd even formed a question.
It didn't wait to be invited. It just showed up.
And Tim's warning to every agent listening:
"People using AI are going to have an unfair advantage. Almost like they have brighter insights, a higher IQ. You're going to be at a disadvantage if you're not using it."
Wearables: Your Personal AI in the Room With You
Glasses. A pin on your lapel. Earbuds with forward-facing cameras.
The form factor isn't settled yet, but the function is clear: a persistent, personal AI that travels with you everywhere and acts as a real-time coach in every human interaction you have.
Picture this.
You walk into a networking event. You recognize a face but can't place the name. Your AI — quietly, in your ear — tells you who they are, when you last talked, what you discussed, that they just had a birthday two days ago (and that your AI already sent a message on your behalf), and that their daughter posted about getting into college last week.
You walk over. You lead with the college congratulations. You've just made someone feel like you were thinking about them all along.
That's not manipulation. That's the same thing great connectors have always done naturally — AI just makes it accessible to everyone.
Tim calls Julie's AI Matilda. It carries the full memory of every conversation, knows her clients, her calendar, her preferences — and it will be her across every device and platform. The agent who figures out how to use that in a listing appointment first will have a profound advantage.
Humanoids Are Closer Than You're Ready For
Let's talk numbers.
Right now, humanoids are coming to market from twenty to thirty companies globally.
Current price: $15,000–$20,000
Projected mass-market price: Under $5,000 — some forecasts say $3,000
Tesla Optimus production goal: One unit every five seconds
The hands on these machines are functionally equivalent to human hands. They can operate a lawnmower. They can fold laundry. They can carry a for-sale sign up a driveway.
How long before seeing one doesn't stop you in your tracks?
"It'll probably be weird for about a month. Then we'll all be over it."
And that's where Tim's idea comes in.
The Listing Butler: The Idea That Changes Everything
Tim has been sitting on this concept. He pitched it to several people. Most thought he was insane.
Julie didn't.
They wrote an article about it for HousingWire — published this week — so clearly someone else agrees.
Here's the concept.
Within the next 12 months, a real estate brokerage is going to start purchasing humanoids and deploying them inside active listings as full-time on-site Listing Butlers.
The humanoid lives in the seller's home for the duration of the listing. Here's exactly what it does:
Before every showing:
Makes all the beds
Cleans the kitchen and bathrooms
Clears the sink, closes toilet lids, picks up after the kids and the pets
Turns on every light
Confirms all brochures are stocked — reorders automatically if not
Confirms the lockbox and sign are properly installed
During the showing process:
Biometrically verifies the buyer's identity through their phone before access is granted
Confirms pre-qualification before the showing is confirmed — protecting the seller's time and security
Monitors the showing through the home's integrated camera system
Ensures children aren't wandering into places they shouldn't
After every showing:
Asks the departing buyer directly: "What did you think of the home?"
Logs every response with zero filter
That last point is the quiet genius of the whole idea. Buyers will tell a humanoid the truth. They won't soften it. They won't worry about feelings. The feedback your sellers receive will be more honest, more useful, and more actionable than anything collected through a showing service follow-up email.
Between showings:
Door-knocks every home on the street to personally invite neighbors to the open house — never gets tired, never has a bad day
Walks the home and identifies staging improvements
Communicates with your pre-loaded vendor list and arranges work with seller approval
Delivers market update conversations to the seller using your scripts — so you're not always the one delivering hard news about repositioning
The branding opportunity:
Going to a listing in Georgetown, Texas? The humanoid shows up in cowboy gear. Listing a Georgian estate in New Albany, Ohio? Downton Abbey butler, British accent included. Your brokerage logo on its shirt. The address on the sleeve.
And if the seller already owns their own robot? Their humanoid plugs into your Listing Concierge app and works as if it were one of yours.
The Listing Appointment Just Got a New Closing Move
You're at the listing presentation. The seller is on the fence. You pull out your phone at the right moment — ding ding — and the humanoid walks up to the front door, rings the bell, and walks in carrying the for-sale sign dressed in your branded swag:
"I'd like to get to work. You need to hire Tim and Julie Harris."
Every objection about not being ready — the house needs work, the kids are home, the dog is a problem, the schedule is impossible — just evaporated.
Tim's prediction:
"Every single seller on planet Earth will pay for this. And they'll pay a premium commission for the convenience you're bringing."
Julie's grounding — and more important — point:
"The value of the human agent is going to go up, not down, for the ones that use these things."
This doesn't compete with the agent. It clears the runway so the agent can do what only a human can do — build trust, read the room, write the contract, close the deal.
Why "This Time Is Different" Isn't Just a Cliché
Tim and Julie have a combined age of 111. (Tim did the math live on air.)
The point: they've both lived through enough technology cycles to default to the "it'll take years" assumption. That model is broken.
Julie put it precisely:
"The speed in which all of this is happening is completely different. Stop assuming this time is like last time."
The analogy that landed: when cars first arrived, people didn't buy them because they didn't know where to get gas. The horse could eat grass from the side of the road — genuinely more practical at the time. Today, people aren't buying EVs at scale for the exact same reason: not enough easy charging options.
But solid-state batteries are coming. Wireless pad charging in parking lots — you pull in, you charge, you never plug in. When that lands, EV adoption accelerates the same way car adoption did once gas stations were everywhere.
AI humanoids will follow the same curve. And it will happen faster than any prior technology has — because we don't even have the language for it yet. Tim kept catching himself saying "the app" and correcting to "the platform" and then "the concierge system." That's not confusion. That's the pace of change outrunning vocabulary.
