You have a listing. You also have an entire neighborhood of potential sellers watching, curious, and ready to talk to you.
Most agents stick a sign in the yard and wait. Top agents work the neighborhood before, during, and after — and they walk away with the next listing every single time. Here's exactly how.
Your sign is a billboard worth millions
Real estate is the only business where you get to plant a giant branded sign in someone's front yard. What would Google pay for that? A fortune. They can't. You can. Stop treating your sign like a formality and start treating it like the most expensive billboard in the neighborhood — designed well, with a brochure box, a QR code, and an IVR line.
The sign isn't enough on its own. But the agent who sees it for what it is plays a different game than the agent who doesn't.
Hold the move-up house, not the starter
Choose the wrong house and the open house fails before you walk in. The right house is a move-up — typically double your market's average sale price. Why? Every buyer who walks in brings two transactions, not one. They buy your move-up, and they need to sell their starter.
National average sale price is around $400K. Hold open an $800K move-up and your potential transaction volume per buyer is $1.2M. Hold open a $400K starter and it's $400K. Same hours, same effort. Triple the income.
This is a mindset shift. "Open houses don't work" usually means "I held the wrong house, sat in the kitchen, and waited." Both are fixable.
Door knock the neighborhood before the open house
Three or four days before, walk the neighborhood. Not flyers — actual voice-to-voice conversations with as many homeowners as you can reach, especially the ones closest to your listing. They know who's been talking about moving. They know who's renting and might want in. They know the gossip the MLS can't show you.
Invite them to a neighbors-only open house — say, 11 AM to noon — before the public open at 1 PM. Same signs, same setup. You're just signaling that the neighbors get something special. We have the invitation card ready inside Premier Coaching.
Ask the closing question every time:
Know the market cold — let AI back you up
Before you knock, know the average days on market, the recent sales, the active listings, what's being built in the field behind the streets. Have it on your phone. Be the neighborhood expert when someone tests you with "I heard the house down the street went for a million — true?"
When you don't know an answer, the line is:
That's a contact. That's a reason to follow up. That's the start of a relationship.
You can run a kick-ass CMA in Claude while standing on the porch. The lookup gap is gone. The relationship gap is the only one left.
Write the book on your neighborhood — this afternoon
Here's the move most agents will read past. Use AI to write a hyperlocal book on your farm. 10 Things I Wish I Knew Before Moving to [Your Town]. Or The [Your Country Club] Insider. Six chapters covering the topics every neighbor talks about — schools, safety, property taxes, new restaurants, sports, what to do on weekends.
AI writes it. You publish it on Amazon with an ISBN. Use 11 Labs to turn it into an audiobook in your own voice. Cost is roughly five to ten dollars total.
Now you walk into open houses and door knocks holding the book you literally wrote about the neighborhood. When prospects research you, that book lands first. When their AI assistant gets asked "who's the best agent in [your market]," your Amazon authority surfaces ahead of any real estate website.
What this all adds up to
Every person who walks into your open house is a potential listing lead. Every neighbor you door knock is interviewing you for the job of being their listing agent — even if they don't know it yet. Two years from now, the call you didn't expect comes in: "You were nice to me at that open house. We're ready now."
This is the sacred ground. AI handles your CMAs, your follow-up videos, your newsletters, your database. You handle the human contact AI can't replicate. That's the moat. That's the castle. That's the only land left to build on.
