Your buyer is standing in the kitchen at your open house, holding up her phone. “ChatGPT found me this house. Gemini says the neighborhood is great. What do you think?” Your client already has a favorite AI. Do you?

Here’s the truth: most agents are paying for two or three AI tools and getting good at none of them.

A luxury brokerage is building its own AI

On October 26, The Agency announced it’s building its own AI platform for its more than 4,000 agents, with sensitive client data kept on systems it controls, HousingWire reported.

The luxury market isn’t asking whether to use AI, but how to use it safely. Ask your broker this week, “Which AI tools are we approved to use with client information?”

The power users are going deeper, not wider

In an Inman survey released October 26, the share of AI power users working mainly in tools that take multi-step actions for them jumped from 9% in April to 30% in September.

The agents getting the most out of AI picked a tool and went deep. Say this to yourself:

❝

I don’t need every tool. I need one tool I know cold.

Agent websites are starting to answer buyers’ questions

On October 26, Real Estate News reported on a new AI tool that answers visitors’ questions about an agent’s listings, neighborhoods and services, in the agent’s own brand.

Buyers want answers at 10 p.m. Write down the 10 questions buyers ask you most, and make sure your website answers every one.

The big four, and what each one does best

Texas REALTOR magazine’s latest issue compared four top AI platforms. “Which one should I pay for?” is the question we hear on coaching calls every week. Prices below are from each company’s site and change often.

1. ChatGPT: the all-rounder. ChatGPT Plus is $20 a month. It writes, talks, makes images and researches. Try a relocation guide for an out-of-state buyer, covering commutes, schools and things to do in their three favorite neighborhoods. Check every fact.

2. Claude: the thinker and writer. Claude Pro is $20 a month. Its Projects remember your instructions and files, so every chat starts out knowing your business. Try the hard email, like telling a seller a price adjustment is next, drafted calmly from the showing feedback.

3. Gemini: lives inside Google. Google AI Pro is $19.99 a month. If your business runs on Gmail and Google Drive, Gemini works right inside them. Try “Where does this deal stand?” It reads the email threads and lists what’s done, what’s due and who you’re waiting on.

4. Microsoft Copilot: lives inside Microsoft. The individual plan is $9.99 a month. If your brokerage runs on Outlook, Word and Excel, Copilot works inside all of them. Try a side-by-side comparison of multiple offers in Excel. Check every number.

If you only pay for one

Choose the one that lives where your work already lives.

  • Gmail? Gemini. Outlook? Copilot.

  • Want the best all-around tool? ChatGPT. Write a lot? Claude.

  • And if your brokerage already approved one, start there.

Build your AI Business Bot in the one you chose

It takes about 30 minutes, once. In Claude it’s a Project, in Gemini a skill (Google is renaming Gems to skills on November 17) and in Copilot an agent. In ChatGPT, personal plans can no longer create new custom GPTs, and OpenAI is moving them to plugins. Upload your bio, service area, brokerage advertising rules and three examples of your best writing. Then paste in:

❝

You are my AI Business Bot. I’m a residential real estate agent in [your city]. Use the files I’ve added for my bio, my service area, my brokerage’s advertising rules and examples of my writing. Write in my voice: warm, direct and short. Follow fair housing rules. Never give legal, lending or tax advice, and never guess at a fact; ask me instead. Use placeholders like [Client] and [Address] instead of real client names, addresses or financial details.

The privacy rule: keep client names, addresses, contracts and loan details out of any tool your brokerage hasn’t approved.

Rather start with a plan than a blank screen? That’s why we built the free Harris AI Business Lab at HarrisAITeam.com. Answer five steps, and it emails you your first-week actions, a 90-day roadmap and six prompts you can use in whichever platform you chose.

When you’re using all of them a little

An agent told us, “I pay for ChatGPT and Gemini, and I tried Claude last month. I use all of them a little.”

We asked, “On a scale of 1 to 10, how well does any one of them know your business?”

“Maybe a 3. I start from scratch every time.”

“Where does your email live?”

“Gmail.”

“Then that’s your answer. What would it take to get your AI Business Bot to a 10?”

“Building it once and canceling the other two.”

The moral of the story: it’s not which AI you pick. It’s how well you train the one you pick. Every hour it saves goes back into the real work of real estate: proactive lead generation and fully pre-qualifying buyers.

Here’s the math: one paid platform is about $240 a year. If the time it saves turns into just one more closing at a $10,000 average commission, that’s a 40-to-1 return.

My brokerage gives us its own AI tool, but I’d rather use the one I already pay for. Is that a problem?

It depends on what you put into it.

  • For your bio, social posts and marketing, use whatever you like.

  • For client information and contracts, use what your brokerage approved. That protects your clients and your license.

Is the free version of ChatGPT good enough, or do I really need to pay?

Free is a great start. Paid is where it starts working for you.

  • Free plans limit what you can do, and personal plans can no longer create new custom GPTs.

  • Try it free for two weeks. If you use it daily, $20 a month is the cheapest assistant you’ll ever have.

Every time I open a new chat, my AI forgets everything about my business. What am I doing wrong?

You’re starting from scratch every time.

  • Save your instructions and files in one place, and start every business chat there.

  • For a head start, the free plan at HarrisAITeam.com gives you six prompts to load in on day one.

I’m 58, and AI makes me feel overwhelmed. How do I stop feeling this way?

Be as kind to yourself as you’d be to a new agent you were coaching. Feeling clumsy is what learning feels like.

  • Use the “not yet” technique. Replace “I’m not good at this” with “I’m not good at this yet.”

  • Make it small. Fifteen minutes a day, and write down one thing that worked. In a month, that’s 30 wins on paper.

  • Remember what you already bring: relationships, negotiating and reading people. AI just gives you more time for them.

Should I tell my clients when I’ve used AI to help write something for them?

Being upfront builds trust.

  • Check your brokerage’s policy and your regulator’s guidance first.

  • Read every word before it goes out. You’re responsible for what you send.

  • Say this: “I use AI to help me work faster, and I personally review everything before it goes to you.”

You don’t need every AI tool. You need one AI Business Bot that knows your business as well as you do.

Your challenge this week: Pick your one platform by Wednesday and build your AI Business Bot by Friday. Give it three real jobs and rate each on a scale of 1 to 10. Then email us which platform you picked and why.

Want someone in your corner holding you to it? Paying for AI and still starting from scratch every time? Most of the time it’s the setup, not the tool. Ask us how to fix it at TimandJulieHarris.com.
