Open ChatGPT right now and ask it, "Who's the best real estate agent in my town?" If your name doesn't come up, you're not alone. In a new study across ten markets, AI recommended only about 1.3% of agents.
We've talked about AI search before, and we're going to keep talking about it, because it's a moving target. Every few months the tools change what they look at and how they decide who to recommend. As AI search evolves, your strategy has to evolve with it if you want to come up on top, or at least in the top 10. And this isn't just young buyers anymore. Everyone is searching this way now, from first-time buyers to retirees downsizing from the family home.
Here's the good news. You no longer need an epic career with hundreds of closings to show up near the top. AI isn't checking the MLS to see who sold the most. It's looking at four things you can start fixing this week, and today we'll walk you through every one of them. Is AI saying your name, or someone else's?
1. AI is recommending about 1.3% of agents, and it isn't counting sales
What happened: A study from withNotable ran 240 agent searches across ChatGPT, Gemini and Perplexity in 10 U.S. markets. Out of about 51,870 licensed agents, the AI tools named 656. Only 2.4% of those agents showed up on all three tools. And when the search was specific, like "best agent for downsizing in Scottsdale," AI named an actual agent 87% of the time.
Why you care: AI isn't looking up who sold the most homes. It's reading your Google Business Profile, your reviews on Google and Zillow, your website and what people say about you online. We wrote about this in HousingWire back in July. Here's an illustration: an agent with 400 closings and five-star reviews can show up on ChatGPT and disappear on five other platforms. Volume alone doesn't get you found.
What to do: Stop assuming your track record speaks for itself. Online, it only speaks if you put it where AI can read it.
2. Everyone is searching with AI now, not just young buyers
What happened: A Realtor.com survey found 82% of people buying or selling a home, or who had in the past two years, were using AI for real estate information. Zillow, Redfin and Realtor.com have all launched apps inside ChatGPT, so people can search homes without ever leaving the chat. And Google now shows an AI answer at the top of about 48% of tracked searches, according to BrightEdge.
Why you care: Your 70-year-old seller's daughter is asking ChatGPT who to call. So is the relocating executive, the investor and the first-time buyer. The first impression of you is increasingly an AI summary, and it's happening before anyone picks up the phone.
Say this to your sphere:
"Have you ever asked ChatGPT about real estate? I'm curious what it told you." You'll learn a lot about what your clients are seeing.
3. Your Google Business Profile is now one of your most important listings
What happened: In our view, your Business Profile is one of the main things Google's AI reads when it answers questions about local businesses. Activity on those profiles, things like calls, directions and website clicks, grew 41% in a year. And Google now shows AI-written review summaries on about 60% of profiles.
Why you care: If your profile is half-finished, AI fills in the blanks with someone else. Every review you reply to, every photo you add and every service area you list gives AI a reason to mention you.
What to do: Open your Google Business Profile today. If you haven't touched it in six months, it's costing you clients.
How to show up when AI picks the agent: A, B, C and D
Here's the hard truth. You can be one of the best agents in your town and still lose the client before they ever call you, because AI sent them to someone else first. The good news is that the agents showing up aren't always the biggest producers. They're the ones doing these four things.
A. A complete, active Google Business Profile
Fill in everything. Your service areas, your specialties, your hours, your website and a real headshot.
Add fresh photos and a short post every week. A new listing, a sold sign, a neighborhood spot you love.
Reply to every review, good or bad. AI reads your replies, too.
B. A steady stream of fresh reviews
Recent reviews matter more than old ones. Ten reviews from 2019 won't beat five from this year.
Spread them out. Google first, then Zillow and Realtor.com.
Ask on the phone, then text the link while you're still talking. "You were one of my favorite clients. Would you write two or three sentences about working with me on Google? I'll text you the link right now."
C. Your name matches everywhere
Same name, brokerage, phone number and headshot on every profile. Your website, Google, Zillow, Realtor.com, Facebook, Instagram and LinkedIn.
AI only trusts what it can confirm. If you're "Jen Smith" on one site and "Jennifer Smith-Lopez" on another, AI won't always realize you're the same person.
D. Your own website answers real questions
Build one page for each neighborhood and each specialty you want to be known for. "Downsizing in Scottsdale." "First-time buyers in Plano." "Selling an inherited home in Columbus."
Write it in plain English, in text, not buried in a graphic. Answer the questions your clients actually ask you.
Put your real track record on it. Homes sold, neighborhoods served, how fast your listings sell.
Update it at least once a month. AI favors fresh content.
And then test it again, because this is a moving target. Run the same AI searches every month. What worked in the spring won't necessarily work this fall. This is exactly what we work on with our coaching members every week.
Your challenge this week: Run three AI searches on Monday: "Best real estate agent in [your town]," "Best agent for [your specialty] in [your town]" and "Who should I call to sell my home in [your neighborhood]?" Screenshot the results. Knock out A, B, C and D. Then run the same searches in 30 days and send us your before and after.
Listener question: "I've been selling for 12 years but only have six online reviews"
"I've been selling for 12 years but I only have six online reviews. Is it too late?"
It's not too late. But you have to stop being shy about asking.
Start with the clients who loved you. Most people are happy to help when you make it easy.
Ask on the phone, then text the link while you're still talking. Mass emails asking for reviews get ignored.
From now on, ask at the closing table. That's when your clients are happiest with you. Have the link ready on your phone.
Listener question: "Can a newer agent really show up in AI search?"
"I'm a newer agent with only a handful of sales. Can I really show up in AI search against the big teams?"
Yes, and this is where newer agents have a real shot.
Pick a lane. AI names specific agents most often when the search is specific. Be the go-to agent for one neighborhood or one type of client, and build your website page and Google profile around it.
Get every client to leave a review. A newer agent with ten fresh, detailed reviews can outrank a veteran with three old ones.
Be visible in your community. Local news mentions, community groups and neighborhood content all give AI more reasons to mention you.
What to do this week
Five concrete moves:
One: run the three AI searches and screenshot them. That's your "before."
Two: finish your Google Business Profile. Service areas, specialties, hours, website, headshot, and a fresh photo and post.
Three: ask five past clients for a review on the phone, and text the link while you're still talking.
Four: make your name, brokerage, phone and headshot match on every profile.
Five: build one website page for one neighborhood or specialty. Getting found in AI search is what we work on with Premier Coaching members every week: $1 for a 7-day trial at premiercoaching.com.
The bottom line
AI recommends about 1.3% of agents, and it isn't counting closings. It reads your Google profile, your reviews, your website and whether your name matches everywhere. That's good news, because all four are in your control.
AI search is going to keep changing, and so will we. Make sure the next time someone asks who to call, the answer is you. We'll see you tomorrow. Get to work.

If you finished your Google Business Profile, collected five fresh reviews, matched your name on every site and built one neighborhood page this month, would AI be saying your name when you run the same three searches 30 days from now?
