Half the listings in your MLS right now are going to expire. That's not a doomsday stat — that's your entire second-half pipeline waiting on a phone call.

Expired Sellers Are More Motivated Than Brand-New Sellers

The math is simple. An expired seller has already tested the market, tested their agent, and tested their own patience. Their price isn't what expired — their situation did.

They may have already closed on the next house. They're stacking two mortgages. The relocation date moved up. The VRBO plan flopped. Whatever the original fantasy was on day one of their listing, it's gone now.

And here's the part most agents miss: you're no longer competing with Betty, the center-of-influence agent they originally used. Betty failed. Betty's out. The door is open.

Why the Second Half of 2026 Is Your Expired Goldmine

First half of the year, sellers list with the agent they already know and love. When those listings don't sell, they feed directly into your pipeline. Over 90% of expired listings relist, sell, and close within six months of expiring.

That means every expired in your MLS right now is somebody's paycheck in the next 180 days. The only question is whether that somebody is you.

Average days on market is back to four months. Agents with zero experience in a non-frenzy market are about to watch their listings die. Yours doesn't have to be one of them.

The 5-Step Listing Process

Pick up the phone. Get expired numbers from Red X — text the word red to 47372 and they'll drop fresh numbers in your inbox every morning.

Call them using the script below. Set the appointment. Send the pre-listing pack before you show up. Present. Close. That's the whole thing. The hardest step is step one, and once you've done it five times it stops being hard.

The Actual Opening Script

"Hi Mr. Seller, this is [Name] with [Brokerage]. We were surprised to see your home came up on our computer as a yet-to-be-sold listing. Were you still thinking about getting that home sold?"

When they say "you're the 100th agent to call" — respond with "Doesn't surprise me, you have a fantastic property. We were all really surprised it didn't sell." Then move on.

When they say "we're keeping it with our old agent" — respond with "Out of curiosity, what do you think your old agent's going to do this time they hadn't already tried? Listen, I'll be in your area at 5 — would 5:30 be better?"

Close to 5:00 or 5:30. Don't negotiate the time. Don't overcome objections. Your only two jobs on this call are set the appointment and pre-qualify.

The Grouchy Seller Is Your Best Seller

One out of every 20 or 50 calls, you'll get a cranky one. That's not rejection — that's motivation showing up disguised as attitude. They're stressed because their house didn't sell. They're not thinking about you.

Your weak competitors run from that seller. You lean in. That's where the listing is.

Ask This One Question to Unlock Motivation

Before you hang up, ask:

"When this property sells, where are you going next?"

Arizona. Ninety days. Boom — you've got motivation, timeline, and confirmation they still need to sell. The whole ball of wax in one question.

For reluctant sellers who say "if it sells, it sells" — hit them with: "If I showed up today with a buyer who wants to close in 30 days, where would you go?" They'll tell you.
