82% of real estate agents use AI. 46% report no noticeable impact on their business. Almost everybody has the tool. Almost nobody has built anything with it. They're using the most powerful business technology of their lifetime to write listing descriptions and then wondering why nothing has really changed.
The agents winning right now didn't find a better app. They built an assistant that knows their market, their scripts, and their voice — and then put it in front of the work instead of off to the side. Today we walk through how to build yours in five easy steps.

The diagnostic trick that ends AI-tool overpaying
Before the 5 steps — one specific move you can use immediately to stop overpaying for AI-branded widgets.
Every time you come across an AI product someone is selling to agents — a scheduled prospecting tool, a Google Business Profile optimizer, an inspection-report analyzer, an Instagram content creator, a lead-scoring system — do this:
Take the product's marketing page URL.
Drop it into your AI of choice.
Ask AI to fully research the product.
Then ask: "Can you create the same thing for me?"
Nine times out of ten, the answer is yes. And it'll build it for you in 15-20 minutes for free — with the added benefit that it's completely transparent about what's working, updates itself as best practices change, and integrates with everything else you're already running.
Recent example. Tim researched the wave of Instagram gurus currently selling "how I grew my Instagram from 5 to 5 million followers" courses for $75-$100/month. He asked AI: "What are they doing, and can you do all of it for me?" AI said: "Sure. Would you like me to create the tool? How often would you like reports?"
15 minutes later, done. Free. Completely transparent. Updates itself.
Almost every AI product being sold to real estate agents right now is a $75-$100/month wrapper around functionality AI itself will do for free if you just ask. The Instagram-Reddit-AI-search-manipulation courses. The AI listing description generators. The CMA formatters. The scheduling widgets. All of it. Ask AI to test the validity, then ask AI to build it. You'll save thousands.

Since we're on marketer hype — the Reddit-based AI SEO strategy still being sold to agents right now is largely obsolete. Tim recently asked ChatGPT directly: what percentage of the time do you actually reference Reddit as a source? Answer: less than 3%. A year to 18 months ago, Reddit was a heavier source. It isn't anymore.
Test yourself. Prompt AI with real consumer queries like "who's the top listing agent in [city]?" and watch which sources it actually cites. Reddit shows up rarely, if at all, in current tests. Any vendor charging you to build a Reddit presence for AI-search reasons is selling a strategy that's already 12-18 months out of date.
Now — the 5 steps.
Step 1 — Pick one AI and stay there
ChatGPT. Claude. Gemini. Pick one. Go deep on it. Don't dabble across all three. And pay for the real tier. You're replacing an assistant. You're not buying a toy.
For coaching-client reference:
Tim uses Claude primarily for creating interactives, writing articles, and analytical work. ChatGPT for everything else because it learns your voice better and remembers all prior conversations, so it becomes more useful over time.
Julie uses Claude primarily but has Gemini on her phone for voice-to-voice conversations while walking, driving, or working.
You'll find your own combination. But start with one and go deep before you complicate your stack.
Julie names her AI Matilda. You can name yours whatever helps you think of it as a persistent assistant instead of a lookup tool. Whatever the mental cue is that reframes AI from fancy Google to actual team member, use it.
Step 2 — Give it a brain
This is the step almost nobody does. Which is why almost nobody sees results.
Load your AI with everything that makes your business unique:
Your local market data — current inventory, days on market, price cuts, median price, absorption rate.
Your listing presentation.
Your buyer presentation.
Your pre-listing pack (all Premier Coaching materials).
Your scripts and objection handlers.
Your ideal-client profiles.
Your recent transactions and case studies.
Shortcut: instead of manually uploading files, use AI's Chrome browser tool (or equivalent). If your MLS, CRM, and other work tools are open in browser tabs, AI can access them directly with your permission. You don't have to upload anything — AI logs in through the browser session and pulls what it needs.
This is how sophisticated agents make AI do recurring tasks. They open the tabs. They ask AI to do the work. AI does it.
If you're intimidated by this — don't be. You don't need to invent anything, get other apps, or know how to code. You just say what you want. AI asks the follow-up questions. It builds the workflow. Think of AI as your actual assistant who can see what you already have open on your screen.
Step 3 — Start with one specific task
Don't try to learn every possible use of AI at once. You'll get overwhelmed and quit. Pick one task and master it before adding a second.
The easiest place to start — an accountability partner for your daily database calls.
Tell your AI: "I've been coached to have real voice-to-voice contact with 5 people from my database every day. But I get lazy, get busy, and don't log in to my CRM consistently. I want you to do it for me. Every morning at 7:30 AM, give me a list of 15 people from my database I haven't spoken to recently. For each person, pull their most recent social media posts and give me one specific conversation opener. Prepare an updated CMA for their property. Include their contact information."
AI will do it. Every morning. On time. With the research done. All you have to do is dial.
The math changes when the busywork is gone. How many contacts could you make in a day if AI was handling the CMA prep, the social research, the note-taking, and the follow-up deliverables? Not 5. 10, 15, 20.
Every fatigue point in the classic 200-person-database, 5-contacts-per-day, 60-day-full-cycle pattern comes from the deliverables backlog, not from the calls themselves. Kill the deliverables backlog with AI and the natural conversation cadence expands dramatically.
And you're not paying referral fees on any of it.
Step 4 — Let it handle the deliverables
Extension of step 3. Once your AI is handling your call preparation, let it handle the deliverables after the calls too.
Have AI listen to your calls. Take notes automatically. Track what you promised. Execute the deliverables. Update the CRM.
Concrete example from a coaching call last week. Property tax appeal season is coming in most markets. Property taxes only go up. Most homeowners never appeal because the process feels complicated. Which means calling your entire database to offer free help appealing their property taxes is one of the highest-value outreach opportunities available to a listing agent right now.
Old workflow: Make the call. Get their yes. Later, do the CMA yourself. Email it to them. Follow up. Maybe file the appeal for them if it's simple. 90-minute round trip per contact.
AI workflow: Make the call. Get their yes. AI has already done the research on the local appeal process. AI has already prepared the CMA. AI files the paperwork. All you did was have the conversation. Same result. 5 minutes of your time.
Which means instead of doing 3-4 property-tax-appeal calls per day, you can do 20. Your call-to-completion ratio 4-5x's overnight.
Step 5 — Use AI on the hardest transactional problems
Real coaching client story. Buyer client dealing with a nightmare inspection — 30 pages of findings on an older home. Buyer freaking out. Deal at risk. Old workflow would be: call three or four contractors for estimates, wait a week or two, negotiate blind, potentially lose the closing timeline.
AI workflow: Feed the inspection PDF to AI. Ask: "Give me realistic repair cost estimates for each of these findings. Assess which items have significant remaining useful life. What are creative ways to address these findings other than throwing money at repairs? What's a reasonable negotiation position for the buyer?"
AI produces the analysis in minutes. Fact-based. Detailed. Suitable to present to the listing side directly.
Deal saved. No 2-week estimate delay. No closing risk. This is the compounding effect — AI doesn't just make your daily prospecting more efficient, it makes the hardest transactional problems 10x faster to solve.
Bonus tactic — the single-property website hack
Here's a specific play worth pulling out. Many agents pay $20-$40/month per listing to services that generate single-property websites. Some agents pay web designers hundreds per site. You can do this yourself in 5 minutes for free.
Prompt:
"Make me a luxury-oriented single-property website for 123 Elm Street [insert MLS or listing details]. I want you to make this the best single-property website ever built for this property. It has to be beautiful and elegant. The copy has to sound completely human — do not let it read like it was written by a robot. Include a Google Earth virtual flyby of the property location. When it's ready, host it for me and give me the link."
AI will do all of it. Pull the photos. Write human-quality copy. Generate the Google Earth flyby. Host the website. Free.
Compare that to the old model — buy a template, hire a designer, pay for hosting, buy a URL, wait weeks. All eliminated.
Two bonus prompts worth knowing
One — the "always sound human" tool. AI detectors are becoming common in real estate marketing platforms. You can permanently instruct AI: "Every piece of content you write for me must pass any AI-detection tool as human-written. Apply this rule to every future output automatically." Set it once as a persistent instruction (called a tool in some AI platforms). Every piece of output from that point forward is filter-safe.
Two — the "replace my expensive CRM" prompt. Ask AI: "Log into my CRM. Review what fields I'm using and what fields I'm not using. Create a leaner version that includes only the fields I'm actually using. Deploy it for me. Migrate my data. Send me a status report when it's ready." Cancel the $79/month subscription for the bloated version. Your custom AI-built CRM does what you actually use, at zero recurring cost.

The information-only agent is disappearing
One larger observation worth naming as we close. Real estate has been through this exact shift once before. When the MLS moved online in the late 1990s, agents whose entire value proposition was access to information consumers couldn't get elsewhere became obsolete over the following decade. The agents who understood how to interpret information for their clients — offering judgment, strategy, relationships, and skill — thrived.
AI is that shift again, at 10x the intensity. Information itself is now essentially free and universally accessible. The agents whose value is access to information are being commoditized as we speak. The agents whose value is human judgment, relationships, professional skill, and the ability to help clients navigate an increasingly complex financial and emotional decision are becoming more valuable, not less.
The mistake is thinking AI is your competition. It isn't. AI is your competition-eliminator. It replaces the agents who never built anything beyond information access — while making the professionals who did dramatically more productive.

Five concrete moves:
