There are 200 to 300 people in your phone right now who already know you, trust you, and would list with you if you simply asked. Most agents never ask. They buy Zillow leads instead.

The Goldmine You're Ignoring

NAR's data is unambiguous: after five years in the business, roughly 80% of an agent's business comes from past clients and centers of influence. That stat doesn't kick in automatically at year five. It kicks in for agents who actually work the database.

The rest spend money on paid leads, social ads, and Zillow while their highest-converting source sits untouched. If you're one of them, that ends today.

Why the 77-Touch Systems Are Killing You

You've been sold a fantasy that you need a 33-touch, 77-touch, drop-off-pumpkin-pies-in-November mega-system to stay top of mind. All those buffers between you and an actual human are the reason your sphere ignores you.

Pies, mailers, digital birthday cards — fine as light touches if you're already calling. But none of it replaces a real human picking up the phone and having a real conversation with another real human. That's the only thing that builds business in 2026.

Your Real Moat Isn't Branding — It's Communication

Your moat used to be your systems, your brand, your social presence. AI just made all of that ubiquitous. Anyone with a phone can produce cinematic videos in 15 seconds — Tim made his 86-year-old mom a Navy SEAL running with the bulls in Pamplona last week.

The only moat left is your ability to communicate with another human at a level that doesn't feel transactional. That's it. And almost nobody has been trained to do it.

Transactional vs. Real Conversation

Most conversations are pickleball — you tell me about your weekend, I rush through yours so I can tell you about mine. That's transactional. It's polite. It builds nothing.

Real communication means hearing what they said, then asking about what they didn't say. It means slowing down, repeating back, and going one layer deeper instead of waiting for your turn. Think of the people in your life who've ever made you feel truly listened to. You can probably count them on one hand. Become one of those people for everyone in your sphere.

Use FORD. Drop the Phone. Be Fascinated.

When you call someone, run the FORD memory jogger — Family, Occupation, Recreation, Dreams. Open with "What's the best thing that's happened in your life since we last talked?" Avoid leading with business. Then let them talk and ask follow-ups.

Two rules tape to your monitor: MMFI — Make Me Feel Important. And: be fascinated by the person you're talking to. Phone face-down on the table. Eye contact when you're in person. Studies show even a phone visible on the table degrades the other person's sense of being heard.

AI is about to swallow CMAs, video production, lead nurturing, and the "secret off-market list" angle that's been a hack agent's crutch for years. AI tools already log into compass, MLS portals, and brokerage systems through your authenticated browser. Buyers will soon ask their AI assistant for properties before they ever ask an agent.

What AI cannot do: call your past clients for you. Cannot make someone feel listened to. Cannot replicate the moment a seller says, "We picked you because you were the only one who asked what was important to us."

That's the moat. That's the work.
