Do You Even Know Your Magic Number?

Here's the question that separates producers from pretenders: how many listings do you need at all times to hit your income goal?

If you don't know, you don't have a plan. You have hope.

Do the math. Personal overhead plus business overhead, divided by your average commission, factored against days on market and list-to-sell ratios. In most markets with a $10K average commission, the answer lands at five to seven listings at all times.

Seven listings at all times with two closing per month is $20K/month minimum. That's before buyer sides. Before double-ends. Before referrals.

The $5 Million Game Show

You have 30 days to take 5 listings. Pull it off, you win $5 million tax-free.

Now tell me — what would you stop doing?

Social media? Branding? Funneling? Worrying about AI? Circle-prospecting random strangers? That list is probably everything you're currently spending your time on.

Look at your calendar. Look at what you're paying for every month. If you wouldn't do it to win $5M in 30 days, why are you doing it for your actual career?

Expireds Are the 2026–2028 Opportunity

If you had 30 days to take 5 listings, you know exactly where you'd go. Expireds. Notices of default. FSBOs. Past clients. Probate. Underwater sellers. Builder buyers who need to sell first.

Every market in the country has thousands of expireds right now. Days on market is pushing four months in a lot of places — which means more expireds are coming, not fewer.

Bo Cooper, 24 years old, Phoenix. Just wrote his second $10M+ buyer this year. Weekday high-end open houses, fully systematized — he previews the competition, knows every vacant comp, sits down with buyers and actually talks to them. This week he's adding expired hunting on top. That's how you compound.

AI Can't Pick Up the Phone

Seven Contacts a Day — Every Day

Your day boils down to this: seven meaningful contacts with sellers, ideally expireds. Every weekday.

Do that consistently for 30 to 60 days and you'll hit your magic number of listings. From there your only job is replacing what sells. That's the business. That's freedom.

The Tik Toks, the reels, the logos — fine. Do them in the afternoon once the real work is done.
