Bob is a real estate agent with five years in the business. Heās made it past the make-or-break early years and has replaced his former job income.
But now, heās focused on building something lastingāand more profitable.
š° 2. Bobās Last Year
Last year, Bob closed 8 transactions:
š” Average net commission: $10,000 per sale
šµ Total income: $80,000
š After taxes/expenses: about $55,000
That got him through the yearābut it didnāt allow him to:
Pay off debt
Save consistently
Take the family vacation heās dreamed of
Build a predictable, scalable real estate business

šÆ 3. Bobās New Goal
This year, Bob joined Premier Coaching. With help from the Real Estate Treasure Map, he set a new income goal:
ā”ļø Net $120,000 in income
But Bob knows that to net $120K, he needs to account for business expenses and taxes (assume 20%). That means he must gross:
0.8$120,000=$150,000
At his current average of $10,000 per transaction, heāll need:
$10,000$150,000=15 closings this year
Thatās a little more than one closing per monthācloser to two closings in some months to stay on pace.

Bob wants more for his family. This year, heās determined to:

š 5. Adding More Spokes
After completing the Real Estate Treasure Map, Bob realized he needed more than just two lead sources. He committed to building 5ā7 reliable spokes in his lead generation wheel. Hereās what he chose to focus on:
š Staying in consistent contact with his database
š” Systematizing open houses for better follow-up and conversion
š Proactively working Expired listings

Weāre six months into the year.
To be on track, Bob should have:
ā 7 to 8 closed deals
ā 5 active listings
ā Ideally 2 pendings for the next month
ā $10,000 average commission per deal
ā 5 solid lead sources (Spokes)
If heās behind in any area, itās time to adjustānow, not in Q4.
ā 8. Your Turn: How Many Closings Should YOU Have by Now?
Letās break it down and assess where you stand:
ā How many closings should you have year-to-date, based on your annual income goal and average commission?
ā Have you hit that numberāor are you ahead or behind?
ā Do you have the right number of active listings for your Magic Number?
ā How many pendings do you currently have? Is that on target, ahead, or behind based on your monthly closing goal?
ā Are you averaging your target commission per sale?
ā Are you consistently generating business from multiple, predictable spokes?
ā Who is helping you achieve these goals? Whoās supporting you? Are you working with a trusted, experienced, professional coach?
